Transaction volumes for Healthcare & Life Sciences real estate have tapered from the previously cyclical highs in 2019 and 2021/22, however we are continuing to see activity from existing investors in the sector looking to add to their portfolios. We note that support for capital raises for healthcare and life sciences real estate remains positive, and we are seeing a number of new investors seeking exposure to the asset class. For the remainder of FY23 we expect to see capital recycling programs continue with most managers looking to finance their development pipelines. We also expect further turnover of older-style senior living facilities and development sites which are no longer feasible as operators deal with various challenges and rationalise their holdings in this sector.
